Located in COULON, in the heart of the Marais Poitevin, you will appreciate our cottage for its geographical location and its quality services. In a few turns of the pedals or 3 minutes by car, you will be in the center of Coulon, where you can take pleasant walks or bike rides on the developed cycle paths, but also exotic boat trips on the canals of the Sèvre. Niortaise.

Our cottage, located on the ground floor of our property can accommodate up to 10 people, ideally 6 adults + 4 children. The "night" space of 90 m2 is composed of:
- Bedroom 1: 1 double bed + 1 cot
- Bedroom 2: 1 bed 160 + 2 beds 80 (= bed 160 cm)
- Bedroom 3: 1 bed 160 + 2 beds 80 (= bed 160 cm)
- Living room: Sofa bed (= sleeping 140), coffee table, television, play area for children.
- Bathroom: 1 sink, 1 toilet, 1 shower
- Auxiliary kitchen (for the winter): table, fridge, sink, oven, washing machine, etc.

The large summer kitchen is the convivial room par excellence! Not adjoining the "night" part, it is in this large room that you will spend your days! Being able to completely open onto the outside, this 70 m2 room is made up of a kitchen/bar area, open fireplace, large table, sofa, Bonzini table football, arcade game and dart board. A second bathroom adjoins this room, with washbasin, shower and WC.

In the kitchen area, you will find everything you need to cook, and even more!
Everything will be at your disposal for you to spend a carefree holiday: dishwasher, fridge, oven, gas cooker, toaster, coffee maker, kettle, blender, mixer, beer dispenser, microwave… and the Weber barbecue for summer evenings !

La Rosalie is a gite completely turned towards the outside:
- The 70 m2 terrace, with comfortable deckchairs, parasol, table and awning for lunch in the shade.
- The 9x4.5m swimming pool, with a depth of 1m to 1.70m. It is covered by a shelter that allows you to enjoy it even when it rains or it is windy; he can withdraw partially or totally, depending on the weather. The pool is heated to 28° by heat pump from Easter until the end of September.
- The large 7-seater jacuzzi is heated to 38 degrees in winter (less in summer), it will allow you to relax after a day of mopping! And to enjoy it in all seasons, the spa is covered with a bioclimatic pergola.
- The 12x3m petanque court, to bring together young and old around the game.
The swimming pool and the spa are accessible from 8 am to 10 pm, and are NOT shared with other tenants!

At La Rosalie, we provide EVERYTHING!
- Bathroom linen, swimming pool towels, bathrobes for the spa, kitchen linen...
- The beds will be made upon your arrival,
- Basic products: dishwashing liquid, sponge, toilet paper, LV tablets, garbage bags, salt, etc...
- Unlimited WIFI (fiber).
- Parking 5/6 vehicles
- Cleaning is included in the price, except storage and cleaning of the kitchen area.

The tenants have their privacy because we live upstairs and our living rooms and our terrace are directed on the opposite side to the rented part. The entrance of the tenants is independent, and gives on the side of the terrace of the swimming pool.
We are both discreet and available if needed. We can advise you on things to do and visit in the area.

We do not allow loud parties and pets only on request.
